Present Condition– An exchangor has 36 acres of undeveloped vacant land that he would like to sell or exchange for income producing property.

Present Position  – The current real estate market makes it extremely difficult to purchase vacant property, and anyone that has income producing has very little interest in exchanging for vacant land.

Possible Resolution – The exchangor sells his land to a developer taking a low down payment and holding a note on the balance. 

This note can be creatively structured allowing the purchaser time to develop the property.

The exchangor can then use the note to purchase or exchange into an income producing property.  

Benefits to exchangor – The exchangor makes it very easy for someone to purchase their property in a very short period of time, and then can move into a property that will provide them an income.

Benefits to purchaser – The purchaser buys a property they can hold for future development without coming up with a large down payment, and not having to meet all the requirements that traditional lenders are asking for.

                 Remember Exchangors are problems solvers
